Contact our experienced Landlord Partnerships Team to learn about our genuinely hassle-free guaranteed rent scheme. We’ll provide a free address check, assess local demand, and give you an indicative rent valuation.

Step 2: Property Assessment

We’ll arrange for one of our local Acquisition Managers to view your property at a convenient time. They’ll survey its condition and identify any refurbishment or compliance checks needed before we can proceed.

Step 3: Guaranteed Rent Offer

You’ll receive a detailed guaranteed rent offer from your dedicated Landlord Partnership Manager, outlining our proposal terms and any works needed prior to commencement.

Step 4: Property Preparation

Complete any necessary works identified in your guaranteed rent offer. Your Landlord Partnership Manager remains available to advise on technical details or clarify requirements.

Step 5: Completion Check

Send us an updated schedule of works and photographs after completion so we can confirm everything meets requirements before arranging a final inspection.

Step 6: Compliance Certification

Arrange for certified specialists to complete all required compliance inspections detailed in your guaranteed rent offer, including gas safety, electrical checks, and other certifications.

Step 7: Formalize the Agreement

Digitally sign the lease agreement, submit your compliance certificates, and we’ll collect the keys and set up your guaranteed rent payments in our system.

Property Compliance and Legislation

With property and landlord compliance requirements expanding significantly in recent years, we’ve invested heavily in our team to provide expert guidance and advice. Our team conducts thorough compliance checks during the onboarding process, verifying all necessary documentation is up to date:

  • Fire Alarm and Emergency Lighting Inspection
  • Energy Performance Certificate (EPC)
  • Portable Appliance Test (where applicable)
  • Legionella Risk Assessment
  • Asbestos Survey & Management Plan
  • House of Multiple Occupation (HMO) License (if applicable)
  • Fire Risk Assessment (FRA)

All certificates must be less than one month old, and any remedial works must be completed by a competent person before we proceed. Once verified, we upload these documents to our system and manage them going forward, ensuring your property remains fully compliant.
